Crucially, the property already features all three official utility meters (Water, Electricity, and Gas), ensuring a smooth transition into operations.

🏗️ Our Full Project Road Map

To maintain absolute transparency with our community, our project is broken down into three distinct, structured phases:

• Phase 1 (Current Goal): Property Acquisition & Legal Security

The seller is asking for 600,000 EGP (approximately $12,000 USD). This phase includes the raw purchase price of the property along with all associated legal fees required to properly register and fully secure the apartment under official educational/charitable status.

 • Note: If we successfully negotiate a lower purchase price with the seller, 100% of any leftover funds will automatically be rolled directly into Phase 2 or Phase 3.

• Phase 2: Academy Renovations (~$3,000 USD)

Once the keys are secured, we will remodel the residential layout into a functioning school. This budget covers clean interior painting, structural optimization, updated electrical/tiling work, and furnishing the space with student beds, study desks, and basic kitchen appliances.

• Phase 3: Ongoing Monthly Operational Budget ($1,500/month)

To keep the school free for the students, our monthly running costs will break down as follows:

 • $500 / month: Competitive salary for a qualified, expert Quran Teacher.

 • $600 / month: Complete grocery, meal prep, and nutrition budget for the 10+ live-in students.

 • $400 / month: Miscellaneous, utilities, maintenance, and administrative costs.

✨ Your Sadaqah Jariyah (Continuous Reward)

Every single hour of the day, students will be resting, eating, and reciting the Book of Allah inside this apartment. For every single letter they memorize, revise, and pass on to future generations, a duplicate reward will be written in your scale of good deeds—continuing long after you leave this world.

عَنْ أَبِي هُرَيْرَةَ رَضِيَ اللَّهُ عَنْهُ، أَنَّ رَسُولَ اللَّهِ صَلَّى اللَّهُ عَلَيْهِ وَسَلَّمَ قَالَ:

«إِذَا مَاتَ ابْنُ آدَمَ انْقَطَعَ عَمَلُهُ إِلا مِنْ ثَلاثٍ: صَدَقَةٍ جَارِيَةٍ، أَوْ عِلْمٍ يُنْتَفَعُ بِهِ، أَوْ وَلَدٍ صَالِحٍ يَدْعُو لَهُ» (رواه مسلم)

The Prophet ﷺ said: "When a man dies, his deeds come to an end except for three things: Sadaqah Jariyah (ceaseless charity); a knowledge which is beneficial, or a virtuous descendant who prays for him." (Sahih Muslim)

تقع الشقة في مكان مميز بالإسكندرية بمحيط جراج الحي ومسجد الهجانة. ومن أهم مميزات هذا العقار أنه يحتوي بالفعل على العدادات الثلاثة الأساسية (مياه، كهرباء، وغاز)، مما يجنبنا التعطيل الإداري ويضمن سرعة التجهيز.

🏗️ خطة عمل المشروع وتوزيع التكلفة:

• المرحلة الأولى (هدفنا الحالي): شراء العقار والتأمين القانوني

صاحب الشقة يطلب 600,000 جنيه مصري (حوالي 12,000 دولار أمريكي). تشمل هذه المرحلة ثمن الشقة الصافي بالإضافة إلى المصاريف القانونية والتوثيق لضمان تسجيل العقار رسميًا كوقف تعليمي خيري.

 • ملاحظة: في حال نجاحنا في تفاوض السعر وتخفيضه مع البائع، سيتم توجيه 100% من المبالغ المتبقية مباشرة لدعم المرحلة الثانية والثالثة.

• المرحلة الثانية: تجهيز وتجديد المعهد (حوالي 3,000 دولار)

تشمل أعمال المحارة، والدهانات، وتعديل الشبكات الكهربائية والصحية لتناسب المعهد، بالإضافة إلى تأثيث الغرف بأسرة للطلاب، ومكاتب للدراسة، وتجهيز المطبخ.

• المرحلة الثالثة: الميزانية التشغيلية الشهرية للمعهد (1,500 دولار شهريًا)

لكي يظل التعليم والسكن مجانيًا بالكامل للطلاب، تنقسم المصاريف كالتالي:

 • 500 دولار / شهريًا: راتب شهري مجزي لشيخ ومحفظ متقن.

 • 600 دولار / شهريًا: تكلفة الوجبات الغذائية الكاملة والتموين لأكثر من 10 طلاب.

 • 400 دولار / شهريًا: الفواتير، الصيانة الدورية، والمصاريف الإدارية.
